Choosing a home in Pune is not just about finding a good apartment. For families, the neighbourhood matters just as much.
Schools, hospitals, daily shopping, commute time and the overall feel of the area can make a big difference to everyday life. If you’re looking for a 2 or 3 BHK in Pune, here are some areas worth considering.
1. Baner and Balewadi
Baner and Balewadi are popular with families because they offer a good mix of residential communities, schools, restaurants, healthcare and access to the Hinjewadi IT corridor.
The main drawback is traffic, especially during peak hours. If your workplace is in West Pune, though, the location can be quite convenient.
2. Kharadi
Kharadi is a strong option for families working in East Pune. Its proximity to major IT and commercial hubs has also helped create a large residential ecosystem.
There are plenty of apartments and gated communities here, although prices can vary considerably depending on the project and its proximity to the main employment hubs.
3. Kothrud
If your priority is an established neighbourhood rather than a newly developing corridor, Kothrud is worth considering.
It has schools, hospitals, markets and good access to central Pune. The trade-off is that newer apartments can be more expensive, particularly in well-established pockets.
4. Manjari
Manjari is worth looking at if you want a newer residential environment and don’t mind being slightly away from the established city areas.
The area has seen increasing residential development and benefits from access towards the Pune-Solapur corridor and East Pune.
Birla Evam Manjari is one example of the newer large residential communities in the area. The development spans 16.5+ acres and offers 2 and 3 BHK homes, along with retail spaces and more than 50 amenities.
For families, the larger community format and access to schools, retail and other everyday conveniences can be worth considering.
5. Central Pune
For families who want to stay closer to the established parts of the city, Central Pune remains attractive.
Birla Punya is one example of a newer residential development in this part of Pune, offering 2, 3 and 4 BHK homes. The project is spread across approximately 5 acres and has four towers.
The main advantage of central locations is access to existing infrastructure rather than having to wait for an area to develop.
2 BHK or 3 BHK — Which Makes More Sense?
This largely depends on your family size and how long you plan to stay.
A 2 BHK can make sense for a smaller family or buyers who want to keep the purchase price and maintenance lower.
A 3 BHK is worth considering if you need a separate room for children, parents or a home office. It can also give you more flexibility if you plan to stay for 8–10 years.
Don’t compare apartments only on the number of bedrooms. Look at the carpet area, layout, storage, natural light and usable space.

Before booking a home, I’d shortlist locations based on:

- Traffic during peak hours
- Grocery and other daily conveniences
- Quality of the residential community
- Future development in the area
- Total cost, including maintenance and registration
Also visit the location on a weekday rather than relying only on a weekend visit. The same neighbourhood can feel very different during school and office hours.

There isn’t one best area in Pune for families. Baner and Balewadi work well for West Pune, Kharadi is attractive for East Pune, Kothrud offers an established neighbourhood, while Manjari gives buyers access to newer large-format developments.
If you’re comparing Birla Evam and Birla Punya, the choice is also less about which project is “better” and more about whether you prefer the newer Manjari environment or the established setting of Central Pune.
For a family buying a 2 or 3 BHK, I’d prioritise location, daily convenience and the apartment layout over a long list of amenities. Those are the things you’ll actually notice every day.
